30-34 Aire Street
Prior to falling into disrepair after being empty for 3 years, our building at Aire Street was the former premises of Poole’s, a surgical boot manufacturing company.
Leeds City Council acquired the building at 30-34 Aire Street in 1980. After a conversion funded by the Department for the Environment Urban Development Programme, aided by financial support from Leeds City Council, this former industrial building was opened by the Lord Mayor of Leeds on 20th November 1981.
LCVS Enterprises has leased the building from Leeds City Council for over 40 years. Contributing significant funding to the Leeds City Council annual budget. LCVS Enterprises maintain the building and invest in its fabric. A good example of this is the investment of £80k during 2021 to make significant repairs to the roof, leadwork and all the rainwater goods of the building – in keeping with its wonderful Victorian red brick structure. Its façade is a beautiful reminder of Leeds' rich industrial heritage.
The Aire Street Workshops were the very first scheme of its kind in Leeds. It has been a phenomenal success story that serves to offer opportunities to a diverse array of companies. A melting pot where people work together to generate growth in an ambitious city.
Aire Street provides accommodation of 26 units to over 50 small, creative businesses. These units are housed over 4 floors, and the average size of units is 400 or 500 sq. feet, with some smaller and larger sized units available.
General services at Aire Street
Each unit has a share of 1GB of fibre broadband.
Each unit is metered separately for supply of electricity - each licensee is responsible for charges.
Passenger and goods lift and two stairways to all four floors.
Refuse and waste disposal weekly, recycling of batteries and printer cartridges and toner.
Year-round 24/7 access, secure fob entry access to premises and automated gated car park.
Amenities include male and female toilets on all floors and a disabled persons’ toilet.
Daily cleaning services to all common areas of the building.
Fire alarms and detectors, approved and maintained fire escape routes, fire extinguishers and sprinkler system.
Annual health and safety and risk assessments.
CCTV in operation.
Authorised parking and ANPR car park monitoring are in use 24/7.
Secure bicycle storage.
Fully maintained service contracts in place for all engineering and boilers.
A new slate roof was recently installed in 2021.
Our terms
LCVS Enterprises grants licenses of each workspace under a License Agreement. After a minimum 6-month agreement there is only a requirement to give one month’s notice should circumstances change. There are currently no Service Charges. Both buildings are managed in an identical fashion to provide accommodation for small enterprises - with help and advice available.
